The Big House

Kinblethmont house is the perfect retreat for a large group. Its unique atmosphere comes from the house's Victorian pedigree mixed with its contemporary comfort and homliness.

A holiday in Kinblethmont House is an unforgettable experience whether you are a group of families holidaying together or old friends reuniting for a 50th birthday.  It is the combination of grandeur, fun, comfort and homeliness that make it truly unique.

The 14 bedrooms grouped in  several different areas of the house vary from the very large and grand with 4 poster beds in the South wing to the more modest in the East wing. All the bedrooms however are very comfortable and come with towelling bath robes, hairdryers and USB sockets.  The 9 bathrooms range from shower rooms to splendid chill-out rooms with deep Victorian baths.

For self caterers we have made every effort to make catering for a large group easier.  A well equipped kitchen with AGA and conventional cooker and every mod con, a walk in fridge, plenty or food storage  and professional dish and glasswashers that take only a few minutes (really!!).  The shops and supermarkets in Arbroath are only a short drive away – very convenient for those last minute top-ups. For those wanting a special catered meal or more we have a varied list of caterers for you to work with – whatever you are looking for, I’m sure there will be something to suit.

There is so much to do you will be spoilt for choice. Staying on the estate there is music, snooker and table tennis in the house, croquet, BBQ’s and private lawns around the house and lots of walks, some with splendid views around the estate. Off the estate there are beaches, castles, boat trips, distilleries, visitor attractions – plenty to chose from.

All house lets include linen, towels, bathrobes, electricity, central heating and logs for fires. We can also arrange child and baby furniture (cots, high chairs etc) and office facilities.

As each group is different and we always like to  get in touch so we can get the house set up perfectly. We will be more than happy to help you arrange catering whether it is an elegant full 4 course dinner or some ready cooked food to put in the AGA to feed the hungry hoards!  Please also ask if you need ideas from trips and activities – we have lots of useful contacts.

– Elegant formal dining room comfortably seating 18. Table extensions can be added to seat up to 28. Rurak music system.

– Splendid period drawing room with grand piano, comfortable seating and log fire.

– Quiet library with comfortable seating, TV and Ruark music system.

– Large traditional kitchen with 4 oven AGA, electric range cooker, 2 dishwashers and informal seating for 14.

– Pantry and storeroom areas including walk in fridge, freezer, food store areas and professional glass and plate washers ( 90 second cycles).

– Atrium with plants, mood lighting leading to the lower ground floor. Smoking is permitted in the atrium.

-The lower ground floor – this area, used occasionally as an art gallery is more modern in style and is usually set up with comfortable seating and 50inch TV, table tennis and full size snooker table. The garden room opens out onto a large sunny terrace with outdoor seating and leads on to the gardens. This is a multipurpose room which we often set us with table tennis.

THINGS TO DO

Inspiration

Every group that comes to Kinblethmont is different. We love to get the house set up so it is perfect for you and to make suggestions so that you can have a memorable stay.  Have a look at some examples of guests we have had.

David G and his group of family and friends like to holiday together every couple of years.

Catering –The group generally like to cater themselves using the excellent facilities provided to take it in turns to produce meals. Younger children eat earlier round the kitchen table while the day’s chefs prepare the evening meal. They like to use an external caterer for a drop off meal for their first night and for a special final evening meal.

Children’s entertainment. The gardens, woodland and tracks and walled garden with its games are great for the children to let off steam while in the house the lower ground floor  has table tennis, snooker and a TV area.

Sleeping arrangements – the house is naturally divided into several different areas which are ideal for the family groups.

• There are lots of things to do in the area for family trips such as beach expeditions, hill walks, boat trips and visitor attractions.

• The estate is beautiful for running and there are badminton, volleyball, table tennis and garden games for the fitness fanatics.   Some may prefer a more leisurely game of croquet!

Elaine M planned a fun 50th birthday weekend for her group of 24 adults. She is a very creative person and wanted to express her own personality through her ideas and decorations.

• Catering. For the party night she arranged cocktails from a popup cocktail bar (www.boozyevents.com) followed a splendid catered meal in the dining room. Friday night was a pot luck supper, and on Sunday afternoon they prepared a vintage tea using some of the vintage style crockery in the house.

• Party night – Elaine decorated the downstairs area as a fabulous disco for the after dinner party.

• Cleaning.  For an extra fee we were able to provide a cleaning service on Saturday and Sunday morning to tidy up around the kitchen, dining and living areas.

Tom F and friends were a group of 13 visiting Scotland from USA. After visiting other part of Scotland they gathered in Kinblethmont for a week together and they loved being able to spend time in the historic house and grounds.

• Catering  The group generally  wanted to do their own catering. In addition they ate out in Arbroath and on their trips and had  caterers in one night for a special blow out  meal.  

• Activities on the estate included a croquet tournament in kilts ( available for hire locally) and a murder mystery evening ( kits available on-line)

A whisky tasting and history talk by  the old and young lairds of Kinblethmont was a great hit with the guests.

• Day trips included.
-A boat trip to the isle of May nature reserve in Fife.
-A trip to St Andrews to see the ancient university town and tour the famous golf course.
-A trip to Glenturrett distillery near Crieff.

Frances B booked Kinblethmont House for an Amercian group to get together for a musical based holiday.

• We were able to set up the activity spaces required for the various musical workshops.  In between workshops the participants were able to wander around the grounds.  Spaces used were.
– The drawing room with grand piano that is regularly tuned.
– The sitting room/library
– The garden room in the lower ground floor area

• Catering – the group had caterers come in for evening meals and catered simple breakfasts and lunches themselves.

• The group were all interested in history and the old laird came to have a drink and talk about the history of the house and Ramsay family. They visited various historic sites in their time off including Glamis an Dunnottar castles.

Please Note – The house has 14 bedrooms and 9 bathrooms so you may wish to limit the number of bedrooms used to 9 so each bedroom has a private bathroom – if extra bedrooms/bathrooms are required the Chauffeur’s cottage and Studio next door can be used as an annex. Kinblethmont House is not a hotel so for fire safety purposes the bedrooms do not have locks on them.

Elliot S and friends were a group of 21 friends in their 30s many of whom had served in the military.  They rented the house for a reunion doing manly things together!

• Catering – they wanted a catered weekend so a local catering company – Sinclairs came and provided a smart dinner on the Friday night, cooked breakfasts on Saturday and Sunday and a BBQ on the Saturday afternoon. The boys ate out on the Saturday night.

• Transport – the group used a local company to provide transport with a couple of mini buses so no one had to drive.

• Activities  for the weekend included
– Paintballing organised by Bedlam paintballing in the Kinblethmont woods
– Silly garden games including tug of war and cater – tossing in the walled garden
– Clay pigeon shooting on Kinblethmont estate
– An evening out in Dundee including a trip to the casino.
– Golf at Carnoustie

Laura G and friends were a group of varying ages that found the Downton Abbey feel of the house perfect for their WI (Women’s Institute) themed weekend.

• Catering – the boyfriend of one of the guests was a chef so he catered for the group making full use of the kitchen, walk in fridge, tableware and commercial dish and glasswashers that we have.

• Activities – the girls all dressed up in 1940’s style for a vintage tea party.
– The group held an evening disco in the garden room on the lower ground floor of the house.

• Accommodation – the large group of 35 rented the house and neighbouring holiday cottages so everyone had their own bed to sleep in!  The towelling bath robes, hairdryers and quirky bathrooms in the Kinblethmont House made for a perfect for a girly weekend.

Katie and George had a very special house party wedding with just their close family enjoying the house and the grounds for their wedding weekend.

• Wedding planning.  Our 3rd party wedding planner Emma helped them to plan their wedding day so on the day itself they could relax and enjoy themselves.

• Wedding meal and ceremony.  The ceremony was in the drawing room – an ideal place for beautiful photos and the wedding meal was in the dining room looking very splendid with all the glassware and candelabras laid out. 

• Accommodation – as this was a smaller group of 13 only the best bedrooms were needed giving a very Downton Abbey feeling to the weekend.

• Catering –all wedding day catering including a cooked breakfast was provided by outside caterers.  The family enjoyed self-catering the other meals.
